When Should You Start House Hunting Before a PCS to Fort Bragg?

I get some version of this question almost every week, usually from someone who just got their orders and is trying to figure out if they’re already behind. Short answer: probably not, but timing matters more here than in a lot of markets, and I want to walk you through why.

The 90-60-30 rule (roughly)

Most of the families I work with start seriously looking somewhere between 60 and 90 days out from their report date. That’s not a hard rule, it’s just what tends to work with how our market moves and how financing timelines play out. If you’re PCSing to Fort Bragg, here’s roughly how I’d break it down:

  • 90 days out — This is a good time to start getting pre-approved and having a real conversation about budget, BAH, and what areas make sense for your situation. You don’t need to be looking at listings yet, but you want your financing squared away so you’re not scrambling later.
  • 45-60 days out — This is usually when I start sending listings and we start narrowing in on areas. If you can get boots on the ground for a house-hunting trip in this window, even better, but a lot of what I do with PCS clients happens over video walkthroughs before they ever set foot here.
  • 30 days out or less — Still doable, and I’ve helped plenty of families make this work, but your options get tighter and you’re more likely to be making faster decisions under pressure. Not ideal, but not a dealbreaker either.

Why the timing is a little different here

Fort Bragg turnover means our market has real seasonality tied to PCS season, not just the usual spring/summer bump you’d see elsewhere. Inventory in areas like Hope Mills and Spring Lake tends to move fast when a lot of families are hitting town at the same time. That’s not meant to create urgency for the sake of it, it’s just the reality of the calendar, and it’s worth knowing going in.

What I’d actually tell you to do

If you’ve got orders in hand, even if your report date feels far off, reach out and let’s just start the conversation. Doesn’t mean you need to commit to anything. I’d rather you have too much information too early than be scrambling at the last minute trying to make a decision you’re not comfortable with.
